How Long Does it Take to Design a Custom Home?

This fabulous question came from one of our Instagram followers, Mary, and we thought many of you would want to know the answer. So, let’s dive in!

The Short Answer

On average, it takes 5-7 months to design a custom home with Su Casa, from initial sign-on to the issuance of working drawings. This timeline, of course, can vary, based on factors like project size and complexity, your responsiveness (!!!), payment, and specific site requirements, but it’s a good general guideline for what to expect if we’re all actively doing our part to drive things forward. And it’s especially a good guideline if you’re hoping to break ground next summer, in which case, the time to connect with us is now!

If this timeline surprises you, we get it. It’s one of those “you don’t know what you don’t know” moments. Let’s walk through each phase, so you can be in the know with us, and understand what it takes to create a one-of-a-kind home.

 

1. Client Intake

    (approx. 1 Month)

    The journey begins with a deep dive into your vision. You’ll gather your inspiration and obtain a legal and topographic survey, which is a crucial document that enables us to model your property accurately.

    With these in hand, we create a 3D model of your site in our software and conduct a thorough analysis of what’s possible based on zoning, setbacks, and other site-specific constraints. A lot of time people think designing a custom home is just about the home, but it’s also about the lot; it’s a custom home on a custom lot, and this initial phase focuses on the particulars of understanding that lot and what kind of house can, or cannot, be put on it.

    A site visit also occurs in this phase, giving us a clear picture of the land’s unique opportunities and challenges. Up next: the Design Phase, where the real fun begins.

     

    2. Design Phase Pt I: Concept & Floorplans

    (2 -3 Months)

    We start this phase with a kick-off meeting, where we begin to sketch out your vision.  “Exciting” and “fun” are adjectives we often hear about this phase, as it is deeply collaborative and creative. We tackle the main floor and site layout first, and then proceed to the upper floor and basement (if relevant). We collaborate closely to develop your floorplans, balancing creativity with functionality, while creating a cohesive design that will function for your family's daily needs. Weekly touchpoints ensure your feedback is integrated, and we don’t move forward until you’re thrilled with the layout. Once the floorplans are set, we shift our focus to the exterior of the home. 

    3. Design Phase Pt II: Exterior Design

    (1 – 2 months)

    This is where your home’s curb appeal comes to life. From front elevation to rear (aka, the front and the back of your home, and everything in between!), we fine-tune every detail of your home’s exterior. Your preferences guide the design, and by the end of this phase, your home’s personality is fully realized. Final sign-off here is crucial before moving to the technical stage: the working drawings.

     

    4. Working Drawings

    (up to 1 month)

    In this final stretch, we produce detailed construction documents—the blueprints your builder relies on. Every measurement, material, and connection point is captured to ensure your home is built exactly as envisioned. Once complete, these drawings are issued to your selected builder, and Su Casa fades into the background; our 5 – 7 timeline is complete. It’s now time for your builder to take centre stage!

     

    5. The Other Guys

    (2 months minimum)

    Once your builder has the working drawings, they collaborate with a variety of consultants (e.g., structural engineers, energy advisors, etc.) and submit plans to your city for permitting. These other parties are also needed to make your home a reality; they need to green-light your plans too, prior to shovels hitting the dirt. This process with "the other guys" can trigger minor plan revisions, which Su Casa handles promptly to keep things moving. Once the city issues the final permit, you’re off to the races! Time to break ground!
