Building Smarter: Inside the Design Strategy Behind West Field

Choosing a home is a big decision. And if you've toured more than a few lately, you'll know that all-too-familiar feeling: too many look the same, feel the same, and still leave you with the kind of kitchen layout that only works if no one moves.

Spoiler alert: People move.

West Field at Cooper Meadows was created to change that. Located in Abbotsford, BC, this 76-home community is the result of a collaboration between Morningstar Homes and Su Casa.

The goal: homes that look good, function beautifully, and skip the usual trade-offs many homeowners have to make to build a new home in a new community.

Design That Works. Builds That Deliver: A Solid Partnership

Morningstar has spent decades building communities across the Lower Mainland, and their reputation reflects it. Their teams know how to deliver full neighbourhoods on time, on budget, and without cutting corners.

Which, let’s be honest, are rare qualities in the construction industry.

That kind of consistency gives homeowners something they don’t often get during a build: the chance to breathe easy, knowing their future home is in good hands.

Su Casa is a residential design studio with over two decades of experience in single-family home design. We have worked with thousands of homeowners all across North America, each with unique needs and desires. Our focus on planning, proportion, and floor plan clarity allows us to create homes that are repeatable across a site plan, while still offering variety at the street level. Every design decision we make is intentional and carefully thought out, and every layout is shaped by what people actually need from a home.

Together, the goal for this development was straightforward: to create well-designed homes that are efficient to build and easy to live in.

This is how we make great design accessible to many.

3 Distinct Layouts, 9 Original Looks

Instead of creating a dozen slightly different floor plans, we focused on getting three layouts exactly right: The Glenridge, The Everett, and The Ascott (pictured in order above).

Then, we gave each layout three distinct exterior styles. That created nine home designs for Morningstar to build across the site, each starting with one of the base plans, then branching off with exterior details to bring variety and character to the entire community.

It keeps the construction site streamlined. It gives buyers actual variety. And it makes for a community that feels connected without being repetitive.

Why This Approach Works

For builders and site teams, fewer variations mean faster approvals, smoother hand-offs, and fewer moments of “Wait, which version is this again?”

For buyers, it means a home that feels unique and rich with variety. These aren’t placeholder plans. They’re well-tested layouts full of long-term value for both the homeowner and the community.

It’s good design, done early, so everything that follows goes smoother.

The Auburn Plan: Compact, Thoughtful, Selling Early

The Auburn, a Su Casa Shoppe plan adapted from one of the West Field designs, is already making waves, with above-average sales occurring across North America. It’s a smaller footprint that feels bigger than it looks: smart layout, efficient storage, and no wasted space.

Since its early launch on our Shoppe site, buyers have been quick to respond, and that says a lot. It’s already made it through the toughest market test: real people, real families, real feedback. That means, for the West Field community, the homes being built are not only marketable, but also wise investments.

A Buying Process That Fits You (Not the Other Way Around)

At West Field, you don’t have to reverse-engineer your dream home just to make it work.

If you're someone who knows exactly which lot you want—the corner, the one near the trees, the one farthest from the main road—you can start there. Morningstar will show you exactly which home designs are compatible for that location.

Or, if you're all about the layout and the home with your favourite curb appeal, you can begin with the plan you love and Morningstar will guide you to the lots that can accommodate it.

Either way, the guesswork is gone. No juggling floor plans and site maps. No choosing between your ideal layout and your preferred location. It’s a process that's all about making the myriad of choices that come with building a home easier to navigate.
